Park Home Surveys: why do you need one?
When purchasing a Park Home;
The purchase of a park home is a major investment and often an important purchase in retirement. Park homes can make for an excellent proposition for purchase but you should ensure that you have a survey carried out by a specialist. Park homes are of course very different technically from bricks and mortar housing and condition should be appraised by a specialist, we have that knowledge and experience, our Principal Chartered Surveyor has carried out around 15,000 surveys in total with a large number of these being park homes on many parks across the UK on a range of age of home and manufacturer of home. Because we provide a natiowide service the location of the home is not a problem. Being a combination of Chartered Surveyors and specializing in park homes is a rare combination with only a handfull of Chartered Surveyors providing such a service.
Suprisingly, some park home surveyors offer a service of surveying the outside only. As Chartered Surveyors we are trained to follow the trail of suspicion, for example a damp patch inside may point to a problem outside, and valuable survey information is lost if the interior is not surveyed. We aim to give a comprehensive service and so our surveys include, outside and beneath the home.

- Check fire separation distances for compliance with Site Licence.
- Safety appraisal for means of escape in case of fire in accordance with BS3632.

Some parks have schemes where the seller carries out a survey before the home is sold, such as an approved used or resale park home scheme, this is beneficial as any problems with the home can be identified at this early stage in the sales process enabling an opportunity to resolve matters. A survey report being available also gives the purchaser some reassurance and confidence in buying the home who may have never bought a park home before.
Sometimes disputes can arise between a park owner and a resident regarding the condition of a park home. We can survey the home and give an unbiased and honest appraisal of the condition and opinion regarding compliance with the Mobile Home Act and Site Licence. We cannot promise good news as we say what we see but what you can be reassured of is an accurate description neither favoring the resident or park owner.

27/04/2012 - The Royal Institution of Chartered Surveyors (RICS) acknowledge the work of Chartered Surveyors surveying mobile / park homes.
Some park home surveyors state that the RICS do not recognise the surveying of mobile homes because mobile homes are Chattels in law. Whilst mobile homes are indeed chattels in law to state that the RICS do not recognise this work is incorrect and is we feel potentially misleading to the general public and so we would like to clarify this for the benefit of our clients and the general public. We have sought and obtained specific clarification from the RICS Headquarters in London on this issue.
The RICS stated to us that 'the work of Chartered Surveyors covers a wide range of professional skills encompassing the valuation of assets of all kinds, including land, property, plant and machinery, arts & antiques, business (intangible) assets and other chattels, including mobile / park homes'.
The RICS go on the say 'the survey and valuation of all property assets, whether permanent or temporary, fixed or mobile, certainly comes within the scope of activity of RICS members where such individuals are suitably experienced to carry out such work. This is a relatively small area of activity compared with some other work undertaken by (RICS) members, but this in no way reduces the importance of the delivery of professional advice consistent with those required of all RICS members'
